Powhatan and Western Richmond, Virginia Areas
Powhatan County is Virginia's fourth fastest
growing county. Located just west of Richmond, Powhatan is convenient to the
Richmond Metropolitan Area by way of Rt. 711, Rt. 60 and the new Rt. 288
(scheduled to be completed by 2003).
History
Powhatan County is known for its large lots,
usually two to ten acre home sites, its friendly neighborhoods and the county's
ability to retain the rural charm as it grows. History is an important part of
Powhatan dating back to 1777. Many churches and fine homes still stand from
years past on historical Route 711, known as Huguenot Trail, and in many other
areas of the county. The village area includes the historical Powhatan
Courthouse as well as other buildings for offices and shops. The county's
government offices are in a newer building just east of the courthouse area on
State Route 13, Old Buckingham Road.
Recreation
Several horse farms can be found throughout
the county for family fun or offering riding lessons to those interested in
learning to ride. The James River on the north and the Appomattox on the south
offer recreational opportunities from fishing and swimming to boating and
canoeing. A two hundred acre park is being developed near the courthouse where
the new library, the proposed YMCA and several ball fields for youth are
planned. The Parent Youth Athletic Association is one of the best in the area.
Both private and public golf courses are found in Powhatan, and the new
Virginia State Golf Association is being constructed at the eastern end of the
county. Powhatan County is home to a wild life area for fishing, hiking and
such.
Zoning
Powhatan offers many new homes from $120,000
to $600,000 and up. Since 1990 the zoning for lots of new developments has been
a minimum of two acres, therefore assuring a more open, spacious feeling for
the residents. The current zoning calls for two acres minimums with five acres
averaging for the entire parcel. Lots are becoming more valuable as the county
continues to control growth through zoning.
Route 288
As more families discover the charm and
convenience of the county we will see Powhatan continue to grow. Rt. 288 is
crossing through the eastern end of Powhatan to complete the interstate highway
system around the Richmond area. Once the road is complete, scheduled to be
finished in 2003, Powhatan will be easy to access from all sides of Richmond.
The Board of Supervisors is working hard to balance growth with the lifestyle
families of Powhatan desire.
Business
Businesses are beginning to grow in Powhatan
due to the expansion of new homes and families. Several shopping areas, office
parks, commercial centers and stores are seen developing throughout the Route
60 area of the county. A new post office located at Route 522 and Route 60
opened in the past year. Powhatan is working to bring more business to the
county. Request my Free Powhatan and Richmond Relocation Package. It's packed full of useful and important information about the Powhatan and Richmond, Virginia area. Don't move here without it! Financing Your Home >New Loans
If you are considering applying for a mortgage to purchase a new home or to refinance your present home, don't delay. Despite fluctuation in interest rates, lenders are still processing many new loan applications.
You should gather all the necessary paperwork before you apply, and submit your loan application as soon as possible. At a minimum, the information required by a lender will consist of proof of your earnings and a clear picture of your total monthly income and expenses. If you are self-employed, or have long-term obligations such as alimony or child support, the preparation time and the amount of paperwork increases.
Despite the need to move rather quickly for a mortgage in today's market, you should "make haste carefully." Shop carefully for your loan by comparing all costs and terms. With the number of lenders vying for your business, new and better deals are always appearing.
